A neighbour of ours has just put their house up for sale and we just recently were talking about this. They want to move up into a bigger home so they thought they might as well do it now while the rates are low and take a hit then wait it out. One day we would love to move to a bigger home but right now we are staying put. Great post. Mr.CBB

Hmmm....I wonder if this isn't a future opportunity in the making for private investors? Thanks very much for the excellent article. In my business we frequently advise business-owners to consider the validity of taking all dividends from their corp instead of salary, or a mix designed to optimize their RRSP/IPP contributions. This is an important consideration and caution going forward in that recommendation....

Great question Dan! While "officially" the Credit Unions are mandated by the Provinces, there is pressure on them to follow these guidelines as well. In fact here in BC FICOM has actually asked them directly to follow these new rules. None have come out with the changes, but there is still time. Also, any CMHC or high ratio deals the Credit Unions do, will of course be subject to the new rules as CMHC (and the other insurers)will require them to in order to receive the High ratio insurance. Private lenders will be less affected, other than due to higher demand & risk, they will obviously be charging more for their loans. these changes are like a pendulum going in my opinion, much too far...
